Ring three agencies in the Northern Quarter and you will hear the same thing. They will not give you a number until you have had a discovery call, then a proposal, then a follow up. The number, when it finally lands, is usually somewhere between four and fifteen thousand pounds.
Some of that is the work. A lot of it is the floor space, the account manager who sits between you and the person building the site, plus the two hours of meetings that had to happen before anybody opened a design file.

There is a real difference between a low price and a cheap website. A cheap website is a template with your logo dropped on it, no search setup, no speed work and a login you never get given.
695 pounds is a low price for a real build. What keeps it low is that the site is put together from a system we have already refined, not invented from scratch every time. What you get is the same WordPress install, the same speed work and the same handover as the larger packages. There is simply less of it.
If somebody quotes you 200 pounds, ask them who owns the domain, who owns the hosting and what happens when you want a new page. The answer is usually the reason it was 200 pounds.

Then ask them for a written fixed price and a copy of your logins. If both arrive quickly, stay where you are. That is a good sign.
